Scenario

Our Client was seeking a commercial investment property in Solano CoClient had bought a vacant Class C office property zoned for office or medium density residential and immediately found a new tenant for it at the market rent rate.  Immediately after moving into the space the Tenant stopped paying rent (a couple of years prior to the Covid-19 pandemic) and then became hard to reach and when reached  always provided excuses and reassurances about resuming payment and catching up.  Eventually the tenant left on their own accord, and the Owner chose to sell the property rather than to further endure the hassle of restarting the process to find a new tenant.unty, and came across a bank owned multi-tenant retail opportunity, that was partially vacant, as it came onto the market.  He asked us to submit an offer for him and to help him to successfully negotiate the purchase.

Actions:

We had professional photos taken of the exterior and common spaces of the property.  We priced the listing to reflect the vacant nature of the property and while providing widespread listing visibility we ensured to specifically market it to the most likely buying population – that of Owner-Operators.

Results:

After several qualified inquiries the property was sold to a growing church that had been seeking a larger facility in the region for their congregation.
