Scenario

The Client’s retail business (Virtual Reality arcade) was shuttered due to the Pandemic lockdown.  Without the ability to operate and not knowing how long before non-essential businesses with indoor customer operations would be able to function again, and not knowing the future availability of new staff in the hiring market, the owner reluctantly decided to sell the property.

Actions:

We priced the property based on the local comparables and the local market trends, and had professional photography performed.  We created an Offering Memorandum, posted the listing to multiple commercial real estate platforms and then promoted the visibility of the property to the internet, our database of investors and agents that specialize in retail spaces.

Results:

After multiple showings with potential investors, buyer agents and local merchants, a buyers agent brought a buyer that had been seeking a prime downtown location to turn into a restaurant so that they would be able to tap into the growing hospitality market and the critical mass of eateries and tap rooms that downtown Fairfield has been experiencing. We were also able to connect them to the downtown city fairfield planners to help them investigate any potential grants that may be available to the buyers to help pay for certain  interior and exterior improvements. Both the seller and the buyers were thrilled and the locals are pleased that there will be an American Cuisine option in town!
